The St. Cloud area is still experiencing a shortage of housing, but several planned developments could help ease the pressure. These projects are expected to introduce a combination of single-family homes, multifamily units and mixed-use spaces across the city.
Dreamliner Estates
A new residential community called Dreamliner Estates is being planned for southern St. Cloud. Supported by a recent $3.4 million grant from the Minnesota Housing Finance Agency, the development is expected to add 34 homes to the area.
Each twin home will feature four bedrooms, 2½ bathrooms and a two-car garage. Although the project remains in its early stages, the development team hopes to move through the city’s approval process promptly and begin construction in late 2025.
Potential Development Sites in St. Cloud
The City of St. Cloud has also identified several vacant properties that may be suitable for future development.
One of these locations is the downtown Riverboat lot, which is being considered for a mixed-use project containing both residential and commercial spaces.
The city recently received more than $41,000 in grants from the Minnesota Department of Employment and Economic Development to investigate the condition of the property. The assessment will involve soil borings and soil-vapour testing.
Although a buyer has not been confirmed, St. Cloud Community Development Director Matt Glaesman said the city has been communicating with an interested party and expects to receive a letter of intent.
Another vacant site along Division Street could also be developed. Sanvik Developments, which owns the property, recently received approval for the city to vacate portions of 19th Avenue South, West Division Street and nearby alleys between 19½ Avenue South and Cooper Avenue. This will allow the developer to combine the affected properties into one site.
If the project moves forward, the development will likely include commercial spaces, restaurants, single-family homes and multifamily housing delivered by Sanvik Developments and Torborg Builders.
